Know what you need before you begin.
Are you looking for a family home, or an investment property? Are you planning to expand your family in the near future with children or aging parents? Make a list of “wants” vs. “needs” and prioritize them before you start looking for properties. This will give you a clear understanding of what you really need versus what you’d like to have and will diminish your chances of settling for a home that falls short of your requirements. We will set you up to automatically receive, via email, all new listings as soon as they hit the market. Based on your wants/needs, just send us your comments on specific homes that look like they might be ‘the one’, and we will set up an appointment to take a look. It is that simple!

Get pre-approved for your mortgage.
Having financing in place before you start shopping allows you to know exactly how much you can afford and tells sellers that you’re serious. We can assist with your pre-approval by putting you in touch with mortgage experts who will walk you through the process and give you your pre-approval within a day or two.

Choose a good realtor
Buying a home is a daunting task for even the hardiest individuals. That`s why most people hire a realtor®.  We think you should HIRE THE BEST.   We have the knowledge and experience that comes from years of marketing, selling and buying and invite you to read our testimonials from our clients. We will help put you in touch with lenders, inspectors, lawyers, movers and so on.

Choosing a professional realtor® is the best way to ensure you get the best deal possible. And since most sellers you encounter are certainly going to have one working for them, it doesn`t make sense for you to be without one.

Location, Location, Location
No other single factor affects the desirability and resale value of a home more than location. First, consider the neighbourhood and make sure you’ll be comfortable in the one you’re thinking of choosing. Take into consideration the character, quality of schools, access to work centres and services, recreational facilities, etc. Explore the neighborhood and talk to some of the neighbours for some feedback about the area. Be aware of sources of noise and traffic issues.

Don’t ignore red flags.
Know the difference between acceptable and unacceptable problems when evaluating the pros and cons of a particular home. Some cosmetic problems such as peeling paint, worn carpet and ugly wallpaper can be used during negotiations to lower the asking price. However, water damage, signs of rot or mould, bad plumbing, major foundation cracks or outdated electrical systems are a different story. Don’t overlook these major signs in favour of the positive attributes of a house. These things could cost a lot more money down the road.
